Better yet, think about it?? Would you loan someone all the money they needed to buy a house, where they have no vested interest, who has not paid their bills on time in the past, and decided that they didn't want to pay anymore on the bills they really owed to creditors that were then reduced by the Chapter 13 and have now been passed on to the rest of us who pay our bills in higher interest rates by the creditors so they can recoup their losses from slime balls like this, and also know that you're going to be loaning tens, maybe hundreds, of thousands of dollars on a property that will most likely only be able to get you 50-60 cents on the dollar back in a foreclosure sale!!!! The fact that you're even spending time on this individual brings into question if you should even be in this business to begin with!!

First, you need to sell the customer on 100% CLTV. Did they have a mortgage prior to the BK? What was the reason for the BK? Did they keep any creditors out of the BK? If so, how long has the credit been established? What is or was their high credit? It is your position to sell a deal to a lender, whereby they can exercise their common sense approach in evaluating your request.
